Kyoto Accommodation

We often receive requests from students for assistance in finding accommodation for visiting relatives and friends, so this page is for easy reference.

Most places listed here have reasonably economical rates.

Note that Spring (April/May) and Fall (October/November) are the peak seasons, when it is necessary to book ahead as early as possible.

SHORT-TERM:

Reasonably-priced guesthouses accustomed to having foreign visitors:

Tour club - new, clean & well-presented B&B, north of Kyoto Station (above Shichijo, west of Higashi-honganji Temple). Bicycle rental, internet, free coffee, Japanese garden & livingroom. Dorm and private rooms, "very cheap" (RECOMMENDED)
Kyoto Ryokan Budget Inn same area as Tour Club, same owners, new, also recommended.
Tani House - very reasonably priced, traditional style, close by Daitoku-ji in NW Kyoto (many Zen temples), dorm and private rooms, shared kitchen, free coffee & tea, no curfew, reservations required, Tel 075-492-5489 Fax 075 493-6419 email reservation here (RECOMMENDED)
Waraku-an: cheap, in Okazaki area, traditional rooms, online availability check
J-Hoppers Kyoto - cheap dorm to south of Kyoto Station on Kujo
Aoi-so - Japanese-style guesthouse near Kuramaguchi, northern Kyoto
Rakucho, east side of the Botanical Gardens, walk south from Kitayama subway
Ryokan Seiki, just south of Kyoto Station

Crossroads - small ryokan west of Kyoto Station
Gojo Guest House - backpackers' hostel and annex (near Gion, recommended)
Kyoto Cheapest Inn - mid-town backpackers' & "world travellers"
K's House Kyoto - opened 2003, north-east of Kyoto Station above Shichijo

bAKpAK Hostel on Kawabata, south of Shijo, very central & close to Gion

Palace Side Hotel - class but not too expensive, by Kyoto's Imperial palace park, and Karasuma subway line (RECOMMENDED)
Iroha Ryokan Japanese and Western-style rooms, close by Sanjo Keihan, great value for groups.

Higashiyama Youth Hostel - more expensive than guest-houses, but convenient location near Okazaki, east side of Kyoto

Japanese Inn Group - traditional family-owned Japanese Inns, reasonably-priced, all through Japan

Riverside Takase - not a guest-house but a ryokan (Japanese inn), south of Gojo

Kyoto Bed & Breakfast North-east, near Ginkakuji/Philosopher's path

VRBO (Vacation Rentals By Owner) - Kyoto – Some mostly upscale but attractive and well-located houses and apartments.
Eco-House Machiya – Kyoto Eco-House Machiya is a pilot project run by a grass-root, non-profit group of volunteers to raise awareness for the preservation and revitalization of the city's traditional townhouses. Blog post with great photos here.

Kyoto Stay Club Apartments:
Furnished apartments and houses, minimum 7 days.
Many locations, from 2 persons to 6. Economical alternative to hotels.

J-Stay - Dorm rooms and furnished apartments + great links page for useful connections in Kyoto and elsewhere in Japan

Monthly Kyoto - Flat Agency's all-Japanese site for furnished apartments (weekly, fortnightly or monthly) Sakyo-ku listing here (now only in Japanese).

Kyoto Apartment - No key money, furnished, 10 locations Demachi-Yanagi is convenient to Eiden and Kyoto University.

Happy Habitat - Furnished apartments for minimum 6 months, guesthouse rooms for one month and up.

Kyoto Heights Sampo, one-room apartments in Takaragaike, reasonable rent, convenient location for Seika and northern Kyoto, Eiden line and bus routes.

Geshuku
Some economical older-style student lodging-houses are still available in Iwakura, at convenient distance from Seika. Private tatami-type rooms, sharing kitchen etc., are usually rented for a full year contract. Mostly either men's or women's accommodation (non-co-ed). From cheap / grungy / cramped for below 20,000 yen per month up to around 30,000 yen or so for a nicer environment.

Unfurnished apartments:
Elitz- a good site for regular unfurnished apartments (yearly lease, maybe shorter-term), good search page; also a good glossary of real-estate terminology.
